How to set filters on the M-SQ website to find properties where rental income covers the mortgage?
In the Advanced Filters section, you can set the following parameters:
1. Mortgage Parameters:
Payment: starting from 700 EUR.
Down Payment: 17,000 EUR.
Interest Rate: 4.30% per year.
Loan Term: 30 years.
2. Investment Parameters:
Enter Monthly Rental Income: 750 EUR (or your preferred amount).
These settings in the Advanced Filters will help you find properties with positive cash flow.
Why is your yield so low?
Because we do not add the increase in the value of the property to the calculation. We calculate yields based on current rental data. We cannot predict the increase in value at this moment.
How do you calculate the profitability of real estate?
We use the location of the property or area. Then we select a rectangle representing an area of approximately 1.2 km by 0.6 km (or approximately 0.75 miles by 0.37 miles). In this rectangle we find similar listings for long-term rent. The similarity of listings is determined by the type and area for apartments we round to 10 m², for commercial to 50 m², for garages and parking to 30 m². We calculate the median cost of listings. Relative to the median cost we calculate the yield (yield gross).
How do you calculate payback?
We calculate the yield gross relative to the median long-term rental price. Then we multiply by 12 months and divide by the property price. We do not calculate ROI.

If a rental listing hasn't been updated in over 14 days, it is removed from publication. For sales listings, the cutoff is 30 days.
