The property is governed by the provisions and policy measures of the Local Plan of Limassol and is regulated by Town Planning Zones. According to the website of the Department of Town Planning and Housing  and the web portal of the Department of Lands and Surveys, the property falls partly within the Planning Zone E. The development provisions of the planning zones Εβ3 and Kα3 are as follows: According to the provisions of the Local Plan of Limassol, the planning zone Eβ3 is a zone for commercial and other central uses and Κα3 is a residential planning zone. Part of subject parcel with an approximate land area of 1,102 m2 falls within the planning zone Εβ3, while the remain part of the parcel with an approximate land area of 1,193 m2, lies within the planning zone Kα3.The planning authority has the discretion to, under certain conditions, allow the penetration of the commercial use within the existing residential zone. The density factor applicable in this case will be 70% of the density factor relating to the existing residential zone. Commercial use penetration into the residential part of the property could apply to a maximum land extent and depth equal to the part of the property falling within the existing commercial zone. Η πολεοδομική αρχή έχει τη διακριτική ευχέρεια να επιτρέπει, υπό προϋποθέσεις, τη διείσδυση της εμπορικής χρήσης εντός της υφιστάμενης οικιστικής ζώνης. Ο συντελεστής πυκνότητας που θα ισχύει στην περίπτωση αυτή θα είναι το 70% του συντελεστή πυκνότητας που σχετίζεται με την υπάρχουσα οικιστική ζώνη. Η διείσδυση εμπορικής χρήσης στο οικιστικό τμήμα του ακινήτου θα μπορούσε να ισχύει σε μέγιστη έκταση και βάθος γης ίσο με το τμήμα του ακινήτου που εμπίπτει στην υπάρχουσα εμπορική ζώνη.
